Like many counties throughout the United States, Mendocino County real estate has fluctuated through the years. As was true with much of the United States, the market suffered a downturn during the recession of the early 1990s but picked up again by 1997 and record sales were reported in 1998. Why Choose Mendocino County?
Take a close look at the Mendocino County MLS (Multiple Listing Service) and you will begin to see why Mendocino County is a good place to invest your home dollars.

Prices on the Rise
From a financial point of view, it is evident that your investment will be a sound one. The price of homes throughout most of the county has risen in the last decade and buyers who got in on the real estate boom early have reaped the benefits. As fewer properties become available, prices continue to go up, so investing in Mendocino County real estate still makes lots of sense to those concerned with seeing a return on their investment.

Though there continues to be a sellers market as far as Mendocino property is concerned - due to the demand for rural property by telecommuters, retirees, and vacationers - local real estate professionals continue to stress the wisdom of purchasing a home here and predictions are that the market will continue to rise as word spreads about this wonderful region.

Types of Homes in Mendocino County
There are also a variety of different kinds of homes available in Mendocino County at many different price levels, making it attractive to people of all income levels. For example, while you may not be able to afford coastal Fort Bragg real estate, your family may feel right at home in a house in Ukiah or Willits.

However, if you can afford to splurge and you are looking for a bit of luxury, you will be treated to a look at some of the most magnificent properties in California, many overlooking the splendid Pacific Ocean and providing views that are unmatched.

Where to Look
Choosing a Mendocino County town to call home can be the most difficult part of the task of purchasing property in this region. It is smart to begin by learning a little about each of the regions of the county and determining what towns fit your wants and your needs - i.e. schools, hospitals, and other services.

The internet is a great place to start. Mendocino County real estate is online, with a huge number of sites offering a wealth of information as to what is available in each region.

Of course, if you are specifically searching for coastal property, you will want to zero in on a few towns in particular. The market in the village of Mendocino is excellent. You may find that prices are quite steep but well worth the investment. Fort Bragg, on the other hand, tends to be a little less costly as homes are available "in town", away from the coast, but still within just a few minutes proximity of the ocean.

Places to See
Do not miss the little towns of Elk, Albion, or Little River. The views here are magnificent and so are the homes!

If you are looking for something inland, check out the towns of the counties up-and-coming wine region. Anderson Valley real estate still puts you within an hours drive of the coast but can be a bit more affordable. This pretty region boasts acres of vineyards and green as far as the eye can see. You will also find magnificent ranches and farms located here if you are looking for a place to cultivate your interest in grape-growing.

Further inland and closer to Highway 101, both Ukiah real estate and Willits real estate offer a number of affordable options. Options range from modular homes to larger homes on expansive lots. The close proximity to a major thoroughfare usually means more services are available nearby, such as stores, schools, doctors, and other things that may be important to you.

Purchasing Mendocino County real estate may also mean taking a look at the undeveloped building lots available throughout the county. That means buyers can design their own dream home on the land of their choice.
